What a closer actually does
The last person between you and the keys.
Nobody explains this part to consumers, so here it is. Before you close, a title company searches decades of county records to prove the seller actually owns the home and that no one else, a lender, an ex-spouse, a contractor with a lien, can claim it later. That search becomes title insurance, the one-time policy that protects your ownership for as long as you have the home.
Then the closer takes over. She holds every dollar in escrow, a neutral account neither side can touch, collects signatures, pays off the seller's old loan, records the deed with the county, and only then releases the money. On closing day, the closer is the person at the head of the table making sure every page you sign says what it should.
Contract to keys

Contract opens escrow.
Your earnest money goes into the neutral account, not to the seller.

County records are searched for liens, easements, and ownership gaps.

Clear to close.
Problems are cured, the lender funds, and final numbers are set.

Signatures, funds verified, old loans paid off at the table.

Recording and keys.
The deed records with the county and the home is yours.
Wire fraud safety
Always verify wiring instructions by calling your title company at a number you look up yourself, never a number or link from an email. Wiring instructions do not change at the last minute; a message saying they have is the scam.
